Today I am spending lots of time learning about the different zoning laws and regulations in the City of Coronado. I am working with clients who are looking to buy in the 100 or 200 blocks of E-J Avenue and it amazes me that there are so many multi-family dwellings in that section of Coronado.

Most Coronado residents seem to be aware of the R1 versus R3 lot, however this map will show you that there are a lot more variables to take into consideration. From block to block and lot to lot, there are very specific regulations which will inhibit a landowner to add-on, build up, tear down or include a guest house on their property.
John Swanson at the City of Coronado has been an awesome resource whenever my clients or I have questions about the land restrictions. There are so many details to know, so I highly recommend talking with someone at the city for any of your zoning-related needs! Hope this helps!
